The following comments and <br />recommendations are intended to bring the project in line with current city requirements and should <br />be addressed on future plans. It is helpful to include a response letter to the comments below. <br />Unaddressed comments will be incorporated into recommended conditions for Final Plat approval. <br />General Comments <br />1. Cluster all mailboxes <br />2. Two overstory trees are required for each new single-family lot in the city. Please provide a <br />landscape plan identifying the location and species of the boulevard trees. <br />3. All unused utilities (sewer and water) resulting from the reduction in units must be <br />abandoned per the utility plan submitted with the preliminary plat. <br />4. Please establish an easement along the back of lots 6 through 9 equal to the required 25 foot <br />wetland buffer. <br />5. Wetland Buffer signage will be required at the 25 foot buffer line on the corner lots and <br />every other lot line. Signs must include a concrete footing. <br />6. Please submit a landscape plan identifying the proposed vegetation for the buffer between <br />lot 9 and the wedand edge. <br />7. Submit an updated grading/drainage plan showing the location of the proposed stormwater <br />pond behind lots one through five. <br />8. Plat oudot A with a lot and block designation instead of an oudot. An oudot is intended for <br />use on an interim basis. <br />9. Submit drainage and utility easement language and documentation for all proposed and <br />required easements. <br />10.
