Municipal utilities facilities are demanding structures that have circulation,security,visibility and a <br /> w ole host of other considerations that need to be met in order to be successful. Kodet is very familiar with the unique site demands and areas that <br /> m nicipal utilities facilities have,including the need for: <br /> • Large open spaces with circulation to accommodate parking,staging,etc. <br /> • Secure storage for outdoor equipment. <br /> • Adequate employee parking. <br /> • Open space parking and landscaping. <br /> • A landscape perimeter around the building and yard to buffer the utilities activities. <br /> Kodet will perform the following tasks as part of the space needs analysis process for the Elk River Municipal Utilities Facility: <br /> A REVIEW EXISTING INFORMATION: <br /> • Review existing building as-built drawings and data,building layout,site traffic patterns,etc. <br /> • Review existing equipment lists. <br /> • Review existing storage areas,and total cumulative areas utilized by the public utilities departments. <br /> • Review existing lighting,heating,and cooling costs. <br /> • Interview Department Superintendents and other city staff to discuss needs within a budget range directed by Council. <br /> B EVALUATE EXISTING SITE FOR EFFICIENCY OF OPERATIONS AND STORAGE NEEDS, INCLUDING: <br /> • Site circulation,including fueling,storage operations,truck circulation. <br /> • Covered material storage. <br /> • Interior functions:consider expansion of vehicle storage <br /> • Add daylighting and views. <br /> • Efficient truck and trailer pull-through parking. <br /> • Bring the buildings up to current code,including accessibility. <br /> • Expanded wash bay. <br /> • Additional offices and work areas. <br /> •. PREPARE BUILDING ANALYSIS PLANS AND OPTIONS <br /> • Review options for expanding existing buildings. <br /> • Consider replacement of existing buildings and re-organizing the existing site. <br /> • Show maintenance areas,truck wash,break/training room and office areas. <br /> • Diagram spaces for existing and future equipment with the information gained from interviews of staff and stakeholders. <br /> • Prepare vehicle and equipment inventory plans showing placement and access. <br /> • Designate storage areas and list quantity of storage. <br /> • Show any mezzanine areas to increase storage. <br /> • Prepare simple sketch building elevations. <br /> �.
