Staff reviewed the materials submitted, and has the following comments and <br />recommendations. These are intended to bring the property in line with current city requirements <br />and should be addressed on future plans. It is helpful to include a response letter to the comments <br />below. <br />General <br />1. Ordinance regulates lighting levels at the property line. Please extend the area of the lighting <br />study to the property line. <br />2. Please provide a detail of the trash enclosure. <br />3. If rooftop units are used, they must be screened from view on the street. A detail . <br />identifying the location of the units and a line of sight sketch demonstrating the <br />requirement is met must be submitted. <br />Site Plan <br />4. Ordinance requires a total of 82 trees for a property of this size. V('ith the credit for 20 <br />oversized evergreen trees, the required number is reduced to 62. The current plan includes <br />60 trees total. Please add two additional trees, or one oversized tree. <br />5. The minimum setback for all signage within the city is 10 feet. Please ensure the proposed <br />sign meets that requirement. <br />6. Please include parking lot islands on both sides of each entrance. The islands should extend <br />the frill length of a parking stall and will sen °e to efficiently direct traffic and protect parked <br />,,ehicles. <br />7. 111axiinum width of a coirunercialjindustrial driveway is 32 -feet.
