Now compatible is it with surrounding properties? <br />This project is compatible with surrounding properties as outlined above; being surrounded by existing <br />compatible businesses, traffic patterns, customers, employees, etc. It will also be built with building <br />materials which will complement existing facilities in the area. <br />What are the benefits to the City} <br />in addition to the substantial increase in tax base, the sale of two city owned properties, and creation of <br />jobs, the attached economic impact study indicates that this project will: <br />• Create 22 indirect and induced jobs throughout the local economy, which will pay $32,636 in <br />average annual salary, or $15.69 per hour <br />• Increase consumer expenditures by $1,559,808 annually <br />• Bring a total of 82 direct and indirect jobs into the area <br />• Bring 43 residents to Elk River <br />• Bring 110 residents to Sherburne County <br />Lastly, GATR Truck Center is a project /use unique to Sherburne County; this business does not have any <br />competitors located within Sherburne County. <br />
