This parcel is also unbuildable on its own. <br /> <br />Parcel 7 - EDA-owned, Acquired from Brown <br /> <br />This parcel is located on the west side of Tyler Street and is currently zoned <br />Rle, Single Family Residential and guided MR, Medium Density Residential. A <br />large part of this site is covered by wetlands, but the part that is buildable is <br />proposed to be used for business park/industrial uses. Parcel 7 would be better <br />zoned BP, Business Park and guided LI, Light Industrial. <br /> <br />Parcel 8 - Owned by Brown <br /> <br />This small remnant parcel is located on the east side of Tyler Street and is zoned <br />BP, Business Park and guided LI, Light Industrial. On its own, it is unbuildable, <br />but is adjacent to zoning that is Rle, Single Family Residential. It should be <br />rezoned to residential and guided as residential. <br /> <br />The intent of the above noted rezonings and land use changes is to utilize Tyler Street <br />as the new boundary between zoning districts. The size and design of the new street <br />makes it a perfect "buffer" between different district and land uses. <br /> <br />Planning Commission Recommendation <br /> <br />A public hearing was conducted; no one spoke for or against the request. The Planning <br />Commission recommended unanimously that the City Council approve the following <br />rezonings and land use changes: <br /> <br />· Parcel 1: From I1, Light Industrial and LI, Light Industrial to Rld, Single Family <br /> Residential and MR, Medium Density Residential <br />· Parcel 2: From BP, Business Park and LI, Light Industrial to Rld, Single Family <br /> Residential and MR, Medium Density Residential <br />· Parcel 3: From BP, Business Park and LI, Light Industrial to Rld, Single Family <br /> Residential and MR, Medium Density Residential <br />· Parcel 4: From PUD, Planned Unit Development to BP, Business Park (zone <br /> change only) <br />· Parcel 5: From PUD, Planned Unit Development and HB, Highway Business to <br /> Rld, Single Family Residential and MR, Medium Density Residential <br />· Parcel 6: From BP, Business Park and LI, Light Industrial to Rld, Single Family <br /> Residential and MR, Medium Density Residential <br />· Parcel 7: From Rle, Single Family Residential and MR, Medium Density <br /> Residential to BP, Business Park and LI, Light Industrial <br />· Parcel 8: From BP, Business Park and LI, Light Industrial to Rle, Single Family <br /> Residential and MR, Medium Density Residential <br /> <br /> <br />
