Memo to Mayor and City Council/AS 00-1 <br />March 20, 2000 <br />Page 2 <br /> <br />Existing Conditions <br /> <br />The property is fiat with an abandoned county ditch on the east boundary. <br />The eastern 50 feet of the property is encumbered with a 50 foot wide <br />drainage and utility easement. The western half of the property serves as a <br />yard for the existing single family house and the eastern half is a mowed <br />field. Access to the existing house is from 209th Avenue. <br /> <br />The property is bound by County Road 13 on the west, 209th Avenue on the <br />north and single family homes on the east and south. 209th Avenue is a gravel <br />road that terminates in a cul-de-sac east of the property. <br /> <br />Right-of-way and access <br /> <br />Additional right-of-way is being provided along both County Road 13 and <br />209th Avenue. 60 feet of right-of-way is being provided along County Road 13 <br />and 42 feet along 209th Avenue. Access to both lots will be from 209th Avenue. <br />No access will be allowed from County Road 13. <br /> <br />Lot size and dimensional requirements <br /> <br />The minimum lot size in the Rla zoning district is 2.5 acres; both lots meet <br />the minimum lot size requirements. The minimum lot width is 160 feet; both <br />lots meet the minimum lot width requirement. There is a shed on Parcel C <br />that will have to be moved because it does not meet the 5 foot setback <br />requirement. The existing house meets all setback requirements <br /> <br />Drainage and utilities <br /> <br />Drainage and utility easements are proposed along all lot lines. There are 10 <br />foot easements proposed along street right-of-ways and 5 foot easements <br />along the lot line between the two parcels and along the south property line. <br />There is also a 50 foot wide drainage and utility easement along the east <br />property line of Parcel D that follows an abandoned county ditch. <br /> <br />Each lot will have a private septic system and well. A pressurized mound <br />system is being proposed for Parcel D. The proposed location for the septic <br />system and alternate site, as well as the proposed well location, will have to <br />be shown on the survey.
