Analysis <br />Comprehensive Plan <br />The subject property has an underlying Land Use of Mississippi Connections. The Mississippi <br />Connections document only discusses signs in the core downtown. An approval of the variance should <br />have no impact on the Land Use. <br />Transportation /Circulation <br />The subject property is located on the north side of Main Street just west of Evans Avenue. An approval <br />of the variance should have no impact on traffic in the area. <br />The "corporate requirement" argument is a commonly used, but rarely verified statement in variance <br />applications.
