Howard R, Green Company <br /> <br />May 10, 2004 <br />File: 823700J-0240 <br /> <br />Ms. Michele McPherson <br />Director of Planning <br />City of Elk River <br />13065 Orono Parkway <br />Elk River, MN 55330 <br /> <br />RE: SCHMELING ADMINISTRATIVE SUBDIVISION <br /> <br />Dear Ms. McPherson: <br /> <br />As requested, we have reviewed the Schmeling administretive subdivision as prepared by <br />Advance Surveying and Engineering Company, and dated Apdl 20, 2004. Based on our review, <br />we would offer the following comments: <br /> <br />The administrative subdivision creates two parcels frem the apprcximately ten-acre site. <br />Parcel A is appreximately 7 ~ acres, and Parcel B, which contains the existing home <br />site, is appreximately 2 ~ acres. <br /> <br />The administrative subdivision should provide the right-of-way necessary for Cleveland <br />Street (County Road 44) in accordance with the draft right-of-way plat prepared by <br />Sherbume County. <br /> <br />Sherbume County will likely require that the two parcels share a common ddveway to <br />minimize access points onto the county road. <br /> <br />The administrative subdivision should provide drainage and utility easements according <br />to ordinance around the pedmetere of both sites. <br /> <br />There is no topography provided anywhere on the ten-acres site. Sufficient topography <br />should be provided on Parcel A to indicate a home site and a primary and secondary <br />septic site. If any wetlands are located on the site, they should be delineated and a <br />drainage and utility easement provided over them for protective purposes. <br /> <br />The description of Parcel B refere to it as the south 330 feet of the entire parcel. <br />Therefore, the bearing on the common lot line should be the same as the bearing on the <br />perimeter lot lines.
