Memo to Mayor & City Council/P 04-03 <br />May 17, 2004 <br />Page 2 <br /> <br />The applicant is proposing to create a 2.5 acre lot for the existing single family home and <br />two of the accessory structures. The renmant 7.5 acres will remain vacant and could be <br />combined with the adjacent property to the north or utilized for another buildable site. <br /> <br />The lots as presented meet the dimensional requirements for the Rla zoning district. <br /> <br />The County has indicated that a separate access will not be allowed for the second parcel; <br />therefore, cross access easements will be required in order for the two parcels to share one <br />existing driveway location. <br /> <br />The City Engineer has noted a number of issues including the need for spot elevations and <br />indication where the primary and secondary septic locations would be for the remnant <br />parcel. <br /> <br />The Park and Recreation Commission recommended cash for one lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the admimstrative subdivision request to <br />create two parcels from one with the following conditions: <br /> <br />1. ALL REQUIREMENTS OF THE CITY ENGINEER BE ADDRESSED. <br />2. CROSS ACCESS EASEMENTS SHALL BE PREPARED TO ALLOW PARCEL <br /> A TO UTILIZE THE DRIVEWAY ON PARCEL B FOR ACCESS TO <br /> COUNTY ROAD 40. <br />3. PARK DEDICATION FOR ONE LOT SHALL BE PAID. <br />4.
