Mr. Harlicker <br />May 10, 2004 <br />Page Two <br /> <br />The hydrants that were agreed upon with the Fire Chief are shown in the appropriate <br />locations. There are, however, five open cuts of the existing bituminous street required, <br />including the sanitary sewer connection. These open cuts need to be coordinated so <br />that they are completed before the final lift of bituminous surfacing goes on 171st Lane <br />and 172nd Avenue. <br /> <br />Additional drainage and utility easements need to be provided on this site, which <br />encompasses all of the watermain loop and hydrant locations. These facilities will be <br />considered public so that the Elk River Municipal Utilities can operate and maintain the <br />hydrants to ensure that they are in good working order if and when needed. <br /> <br />The agreed-upon fire lane is shown to be constructed on the pdvate roadway east of <br />Pullman Place. It is approximately 90 feet long, 25 feet wide, with relatively sharp <br />transitions from the existing road. Prior to final approval, the developers should provide <br />proof that they have the right to construct this fire lane and that it will be maintained, <br />including snow removal during the winter months. <br /> <br />Prior to any construction taking place at Pullman Place, detailed plans should be <br />submitted, reviewed and approved that deal with specific construction issues and <br />elevations relative to the fire lane. Other construction activities that need to be detailed <br />would be construction signing during the open cutting of the public roads, and details on <br />how and when the roads will be restored. <br /> <br />There is a condition in the approval for this development that requires "No Parking" <br />signs around the perimeter roadways.
