Memo to Mayor and City Coundl/CU 04-10 <br />May 17, 2004 <br />Page 2 <br /> <br />Overview <br /> <br />The applicant is proposing to install two freestanding signs; one along Freeport Avenue and <br />one in front of the building, internal to the development. The signs will include a list of <br />tenants. Both signs are internally illuminated monument style signs. A conditional use <br />permit is required because a change in signage is considered a modification of the PUD, <br />which requires a conditional use permit. <br /> <br />· Current Signage <br /> <br />North Memorial currently has two freestanding signs. Neither sign identifies tenants. There <br />is one sign at the north entrance to the development, near the north end of the building and <br />the applicant has space on the freestanding sign along Highway 169. There is also a small <br />wall sign on the south end of the building and a wall sign on the east side, facing Highway <br />169. <br /> <br />Freeport Avenue Sign <br /> <br />The overall dimensions of the sign are 9'7" tall and 16'2" wide. The sign area is 15 feet wide <br />and 5'2" high (75 sf.). The sign base will match the existing sign at the entrance to the <br />development as will the colors of the sign face. The sign includes spaces for 8 tenants and <br />complies with the 10 foot setback requirement. <br /> <br />· Sign in the From of the Building <br /> <br />The overall dimensions of this sign are 7' high and 4' wide. The sign area is 4' wide and 4'6" <br />high (18 sf.). The base will match the existing sign at the entrance of the development as will <br />the colors of the sign face. The sign includes spaces for 8 tenants. The sign will be located in <br />a landscaped peninsula at the entrance to the parking lot in front of the building. The sign is <br />situated so that it should not block visibility. <br /> <br />Planning Commission Fteeting <br /> <br />At the Planning Commission meeting held on April 27th, no one spoke at the public hearing. <br />The Commission reviewed existing signage and discussed the need to identify the building's <br />tenants. The Commission unanimously recommended approval of the amendment to the <br />PUD agreement. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend that the City Council approve the <br />amendment to the Elk River Plaza PUD Agreement for two additional monument signs. <br /> <br />S:\PLANNING\Case Files\2004\CU 04-10 North Memorial\CU04-10CC5-17.doc <br /> <br /> <br />
