The <br />drawings were prepared by John Oliver and Associates and had a revision date of January 10, <br />2000. Based on our review we would offer the following comments: <br /> <br />1. The preliminary plat shows drainage and utility easements covering the water main to be <br /> looped around the building. It should be noted in the dsveloper's agreement that there is <br /> sanitary sewer and storm sewer that will also fall within these easements but are not <br /> considered public utilities. The sanitary sewer would be considered a service to the Home <br /> Depot store and the storm sewer would be considered a private utility until such time that <br /> the '-un-off is deposited in the retention pond at the east side of the lot. <br /> <br />2, It appears that the main drive isle in the.front of the building will be relatively flat. The <br /> finished floor elevation of the proposed building is at 888.5, The high point in the curb <br /> islands directly in front of the building are set at 888.4 with the end of the islands at 888.2. <br /> This creates a relatively flat area through this drive isle, We would suggest that this be <br /> looked at carefully and more grade be provided. <br /> <br />3. It should be noted on the construction plans for this development that there is an existing <br /> hydrant off of 179th Avenue Northwest which needs to be relocated due to the entrance to <br /> the Home Depot site. <br /> <br />4. The, utility plan shows three hydrants along the rear of the building. These hydrants fall on <br /> the east side of the curb line in the 3;1 po.nd slope.
