• Trails and Pedestrian Access
The developer shows an 8 foot trail on the south right of way of County Road
12 and has been informed that the city specifies a 10 foot wide trail.
The proposed development shows a sidewalk on the west side of Crossing
Street that stops mid-block and crosses the street and continues into the
parking lot. Staff felt the pedestrian crossing was best at the intersection of
County Road 12 and Crossing St. which will be 5 lanes wide rather than at
mid-block. The Planning Commission also requested the sidewalk continue
along Crossing Street through the development with access to the proposed
industrial site to the south
Parks
There was one comment by the Planning Commission to include a green
space/park at the location of lot 1 where the bank is proposed to go. The
access to the site is likely to get eliminated from the plat when the access
drive is eliminated. The site could become a location for needed wetland
mitigation. There are no parks identified for this area in the Master Park and
Recreation Plan.
•
Park Dedication
Resolution 95-87 requires commercial development to pay park dedication of
$2,000.00 per acre. The proposed trails along Tyler and County Road 12
would be built and paid for by the developer.
•
f:\shrdoc\planning\stevewen\parkmmo\p98-8.doc
