Distinctive Iron- Conditional Use Permit Narrative <br />19128 Industrial Blvd NW, Elk River, MN 55330 <br />Background <br />Distinctive Iron is a woman owned and operated company which began in 2011. Located at 9021 Viking <br />Blvd, Nowthen, MN, this family owned and operated manufacturing business designs, fabricates and <br />installs structural and miscellaneous steel products. Currently operating out of a 5,200 sq. ft. building, <br />the Hemmer's are eager to take their business to the next level, and are looking to relocate and move to <br />an existing 13,000 sq. ft. building on 19128 Industrial Blvd. NW. <br />Distinctive Iron is open Monday through Friday, from 7am -4pm and operates one shift. <br />With over 30 years of experience, Distinctive Iron prides themselves in exceeding customer's <br />expectations in design, fabrication and project management in a quality- driven environment at a <br />competitive price. Recent project include the expansion of Alliance Machine (Elk River) and LIMA <br />Precision Machining (Zimmerman). The business currently employs a total of eight employees and is <br />looking to hire an additional five employees, within the next two years. <br />They hold various professional association certifications, and are proud sponsors of the Special <br />Olympics, Susan G. Komen Breast Cancer Foundation and Eric Applen Children's Cancer Fund. <br />Proposed project and location <br />Distinctive Iron is proposing to move into 19128 Industrial Blvd, in Elk River. The building is 13,000 <br />square feet total; 3,000 square feet will be used for office, and the remaining 10,000 for manufacturing. <br />There are currently 44 existing parking stalls on the property. The company requires outdoor storage <br />and is proposing to build a 6' tall chain link (with privacy slats) fence to enclose approximately 20,000 <br />square feet of outdoor storage. Storage space will be used to store steel, located on wracking within the <br />fence. The steel stacking height will not exceed 6'. In addition to screening the storage with fencing, the <br />company is proposing additional landscaping, as requested by staff and outlined on the attached <br />landscape plan. The proposed privacy slats will be a neutral color, and the company will be painting the <br />building a neutral color to compliment the fence color. The company plans to maintain the fencing on a <br />regular basis to ensure it remains aesthetically pleasing. <br />Items to be stored: <br />Proposed fencing: <br />We are financing our project locally, and are looking to take advantage of the Elk River EDA's Microloan <br />to assist us in covering our gap. <br />
