A small clump of trees will be saved in the center of the project. A detailed landscape plan for around the units was provided and complies with the ordinance requirements. Historic Preservation The Historic Preservation Commission reviewed the project site. Stone artifacts have been found on the site. Their memo and recommendation is attached. Park Dedication At the Park and Recreation Commission meeting of November 14, 2001 the Commission reviewed the request for park dedication purposes. The Commission recommended cash dedication for the subdivision due to the presence of Hillside City Park, a recreation area directly east of and adjacent to the project. Sidewalks will be provided as required on each of the public streets, and a 25-foot trail easement will provide access to Hillside City Park. Planning Commission Recommendation Staff recommended to the Planning Commission that they recommend approval of the request to the City Council with the following: Findings of Fact for the Rezoning Request: I. THE REQUEST IS CONSISTENT WITH THE LAND USE PLAN. 2. THE REQUEST WILL NOT ADVERSELY IMPACT ADJACENT PROPERTY OWNERS OR LAND USES. e THE REQUEST PROVIDES AN OPPORTUNITY TO PROVIDE ADDITIONAL HOUSING TYPES AND STYLES SERVING A DIVERSE POPULATION WITHIN THE CITY. Conditions of Approval, Preliminary Plat I. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED. 2. THE CUL-DE-SAC ON STREET A SHALL BE RELOCATED TO BE ADJACENT TO THE BLACK PROPERTY. 3.
