Memo to Planning Commission/P 01-14 <br />December 17, 2001 <br />Page 6 <br /> <br />The trees to be preserved are along the east side, over the gas main easement on the west <br />side, and in the central wetland area. A small clump of trees will be saved in the center of <br />the project. <br /> <br />A detailed landscape plan for around the units was provided and complies with the <br />ordinance requirements. <br /> <br />Historic Preservation <br /> <br />The Historic Preservation Commission reviewed the project site. Stone artifacts have been <br />found on the site. Their memo and recommendation is attached. <br /> <br />Park Dedication <br /> <br />At the Park and Recreation Commission meeting of November 14, 2001 the Commission <br />reviewed the request for park dedication purposes. The Commission recommended cash <br />dedication for the subdivision due to the presence of Hillside City Park, a recreation area <br />directly east of and adjacent to the project. Sidewalks will be provided as required on each <br />of the public streets, and a 25-foot trail easement will provide access to Hillside City Park. <br /> <br />Planning Commission Recommendation <br /> <br />Staff recommended to the Planning Commission that they recommend approval of the <br />request to the City Council with the following: <br /> <br />Findings of Fact for the Rezoning Request: <br /> <br />I. THE REQUEST IS CONSISTENT WITH THE LAND USE PLAN. <br /> <br />2. THE REQUEST WILL NOT ADVERSELY IMPACT ADJACENT <br /> PROPERTY OWNERS OR LAND USES. <br /> <br />e <br /> <br />THE REQUEST PROVIDES AN OPPORTUNITY TO PROVIDE <br />ADDITIONAL HOUSING TYPES AND STYLES SERVING A <br />DIVERSE POPULATION WITHIN THE CITY. <br /> <br />Conditions of Approval, Preliminary Plat <br /> <br />I. ALL COMMENTS OF THE CITY ENGINEER SHALL BE <br /> ADDRESSED. <br /> <br />2. THE CUL-DE-SAC ON STREET A SHALL BE RELOCATED TO BE <br /> ADJACENT TO THE BLACK PROPERTY. <br /> <br />3. PHASING OF THE CONSTRUCTION OF UNITS SHALL BE <br /> DETERMINED AND TIMED BASED ON CONNECTING THE <br /> <br />S:\PLANNING\MICHMC\CCREPRTS\P01-14 Part 2.DOC <br /> <br /> <br />
