The <br />proposed access location for Street B to CSAH 12 is acceptable, however in order to best insure <br />the safe and efficient operation of CSAH 12, Sherburne County requires a traffic analysis be <br />completed for the proposed access onto CSAH 12 by an independent traffic engineer hired by the <br />county and paid for by the developer. This access will require an access permit and the <br />applicable signage fees. <br /> <br />We have already agreed to a right in only of off CSAH 12 for the Exception. However as you <br />know, the proposal of a right in only for this parcel will also carry a substantial amount of <br />residential traffic to the development. Also any traffic generated by the commercial lot <br />(exception) must exit through the development. This could devalue the commercial property and <br />be a constant concern to the residents of the development, as well as the City of Elk River as <br />these ownership's and businesses change. <br /> <br />Expect a minimum requirement of a right of right turn lane off of CSAH 12 onto Street B. <br /> <br />Since~ <br /> <br />Richard D.
