The topography <br />and vegetation is similar to the other adjacent developments of Nordic and Lafayette <br />Woods. The plat abuts the Great Northern Trail on the east, the Elk River Country Club on <br />the north, Nordic Woods subdivision on the south and County Road 1 on the west. There is <br />a DNR protected stream that flows through the west side of the plat; there are also two <br />wetlands in the same area. <br /> <br />Preliminary. Plat <br /> <br />The plat includes 111 single family lots and 7 outlots. The plat includes three street <br />connections with Nordic Hills subdivision. The outlots include the following uses: <br /> <br />Outlot A is proposed park land <br />Outlot B is a wetland <br />Outlot C is an unbuildable remnant <br />Outlot D is a remnant reserved for a future lot <br />Outlot E is a trail corridor <br />Outlot F is a remnant to be included as part of future lots <br />Outlot G is a stormwater pond <br /> <br />Lot Layout <br /> <br />Under the current zoning the minimum lot size is 11,000 square feet. The lot sizes in this <br />plat range from 11,000 square feet to 22,600 square feet. The minimum lot width under the <br />current zoning is 80 feet. The lot widths in this plat range from 80 feet to 163 feet. All of the <br />lots comply with the minimum dimensional requirements of the Rlc zoning district. Outlot <br />G, which will be ufflized for a stormwater pond, should be divided in two and combined <br />with the two adjacent lots. Outlot C should be eliminated and combined with adjacent lots. <br /> <br />The density of this plat, using gross acres, is 2.17 u/ac. For a comparison, the density for <br />Lafayette Woods is 2.2 u/ac and Nordic Woods is 1.9 u/ac. If this plat were to be developed <br />at the same density as Nordic Woods, there would be 97 lots instead of 111 as proposed.
