There is single family residence on a 5 acre parcel to the south of the proposed <br />10 acre lot. The other surrounding property is owned by the applicant. <br /> <br />Analysis <br /> <br />The proposed 10 acre lot complies with the dimensional requirements of the A1 zoning <br />district. It has 431 feet of frontage along County Road 1. The remaining 49 acres has <br />frontage along 221~ Avenue. <br /> <br />Sherburne County Public Works has reviewed the subdivision because it has frontage on <br />County Road 1. The subdivision includes 50 feet of right-of-way for County Road 1. The 10 <br />acre lot will utilize an existing field access for a driveway off of County Road 1. <br /> <br />Gradin.q, Draina.qe and Utilities <br /> <br />Grading, drainage and utility issues are addressed in the City Engineer's memo. <br /> <br />Park and Recreation Commission <br /> <br />The Park and Recreation Commission recommended park dedication in the form of cash for <br />one lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the administrative subdivision for Richard <br />Thompson with the following conditions: <br /> <br /> 1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED. <br /> <br /> 2. PARK DEDICATION FEES FOR ONE LOT SHALL BE PAID PRIOR TO <br /> RELEASING THE SUBDIVISION FOR RECORDING. <br /> <br /> 3. SURFACE WATER MANAGEMENT FEES FOR ONE LOT SHALL BE <br /> PAID PRIOR TO RELEASING THE SUBDIVISION FOR RECORDING. <br /> <br /> 4.
