Memo to Mayor and City Council/P03-18 <br />January 20, 2004 <br />Page 2 <br /> <br />Overview <br /> <br />Project Description <br /> <br />The proposal includes 14.25 on the east side of Twin Lakes Road, south of Trott Brook <br />Farms 2nd Addition. The project is a residential development that includes a mix of <br />townhomes and single family residences. <br /> <br />Background Information <br /> <br />On February 19, 2002 the City Council approved the preliminary plat for Trott Brook <br />Crossing. On March 18, 2002 the City Council approved the final plat of Trott Brook Farms <br />South. The final plat for Trott Brook Farms South was a combination of land included in <br />the preliminary plats of Trott Brook Farms South and Trott Brook Crossing. The final plat <br />under consideration by the Council tonight includes Outlots G and F of Trott Brook Farms <br />South. <br /> <br />Final Plat <br /> <br />The final plat for Trott Brook Crossing includes platting the remainder of the townhouse <br />and single family components of the Trott Brook Farms South/Trott Brook Crossing <br />developments. The final plat includes 28 townhouse lots and 11 single family lots. Two <br />streets will also be platted, 177th Court and Tyler Street. The layout of the lots is consistent <br />with the approved preliminary plat. <br /> <br />The configuration of the streets is also consistent with the approved preliminary plat. Access <br />to the the townhouses will be provided from 177~h Court. <br /> <br />Grading, drainage and utility issues are addressed in the City Engineer's memo. <br /> <br />The park dedication requirements shall be satisfied by cash dedication based on a per unit <br />basis. <br /> <br />Recommendation: <br /> <br />Staff recommends that the City Council approve the attached resolution granting final plat <br />approval for Trott Brook Crossing with the following conditions: <br /> <br /> 1. A DEVELOPERS AGREEMENT BE PREPARED AND EXECUTED OUTLINING THE <br /> TERMS AND CONDITIONS OF THE PLAT APPROVAL AND INSTALLATION OF <br /> IMPROVEMENTS PRIOR TO RELEASING THE PLAT FOR RECORDING. <br /> <br /> 2.
