In addition to a preapplication meeting with the City, it is recommended that the <br /> applicant meet with potential conservation easement holders in order to be made fully <br /> aware of any procedures,policies,or other issues regarding the plat. <br /> 2. In addition to a preapplication meeting with the City, a Sketch/Concept Plan shall be <br /> required that includes the following: <br /> a) Topography(minimum of 10 ft. contours). <br /> b) Soil Types,and characteristics,such as depth to water table. <br /> c) Hydrological features including surface water bodies,floodplains,wetlands, <br /> natural swales and drainage ways. <br /> d) Vegetation of the site, (pasture,woodlands,hedgerows, etc.). <br /> e) Description of the current land use and structures on the land,and all <br /> encumbrances such as easements or covenants. <br /> f) All roads,buildings,utilities,property boundaries,and property use within 500 <br /> feet of the tract. <br /> g) An outline of the land area to be protected as open space or park,the number and <br /> acreage of lots, areas proposed for storm water management and on or off site <br /> sewage treatment. <br /> h) All possible future roads,parks and open space on or adjacent to the subject <br /> property. <br /> i) Preliminary calculation of the amount of acreage that is public road right of way <br /> and the amount of acreage that is DNR regulated wetlands,and or public water <br /> bodies. <br /> Data For Preliminary Plat <br /> All information required to be submitted in Section1008.10 of the Elk River Subdivision <br /> Ordinance is required to be submitted with OSPD plats with the addition of the following: <br /> 1. Resource Inventory presented on an aerial photograph at a scale of no less than 1 inch= <br /> 200 feet. <br /> a) Identify slopes of more than 33%with a minimum run of 20 feet. <br /> b) Soil types and characteristics, such as depth of water table. <br /> c) Complete a vegetation inventory identifying the general cover types(woodland, <br /> pasture etc),defining boundaries of woodland areas and stand alone trees with a <br /> caliper of more than eighteen(18) inches when measured at a point four(4)feet <br /> s:\planning\stevewen\ccmmo\oa99osd4.doc <br />
