The applicant will <br /> also be requesting final plat approval for the fifth addition with the city council. <br /> Background/Discussion <br /> The subject parcel is Outlot A of West Oaks 4`h Addition. <br /> 5`h Addition <br /> • Five detached units <br /> • Original preliminary plat showed eight attached <br /> 6`h Addition <br /> • Twelve attached units <br /> • Consistent with the original preliminary plat <br /> The zoning for the subject property is R-3 which has established lot sizes for single family homes. The <br /> minimum lot width is 80 feet and minimum lot size is 12,000 square feet. The proposed lot <br /> configurations for the fifth addition (50' & 60' x 96.25) are not consistent with the R-3 zoning. There are <br /> two options to resolve this issue. They can plat the fifth addition with fewer lots that meet the <br /> ordinance requirements or have the fifth and sixth additions rezoned to a Planned Unit Development. <br /> Staff is supportive of the rezoning. <br /> Financial Impact <br /> None <br /> Mn Statute 15.99 deadline <br /> The City must take action by August 30, 2014. As the application will exceed the first 60 day period, staff <br /> will extend the 60 day period which will require action by October 30, 2014. <br /> NATUR <br />
