Memo to Park and Recreation Commission/P 99-2 <br /> January 13, 1999 <br /> Page 2 <br /> • The proposed lots are adjacent to business park zoning on the northeast, and <br /> single family residential zoning on the south and southwest of the plat. A <br /> condition of the platting of Country Crossing Business Center Second <br /> Addition was a buffer strip consisting of earth berming and planting to be <br /> installed along 183rd Avenue (adjacent the residential property) at the time <br /> the parcels are developed. The condition would be a requirement of any <br /> development in the Third Addition as well. <br /> Access to the proposed lots are off of Business Center Drive which will <br /> minimize the impact on the neighboring residential properties. <br /> Development proposals of a permitted use for the proposed lots will be subject <br /> to staff site plan review. Conditional uses for the proposed lots will require a <br /> conditional use permit and additional reviews by the Planning Commission <br /> and City Council. <br /> Drainage and Utilities <br /> Utilities are currently available to serve the proposed properties off of 183rd <br /> Avenue. The preliminary plat shows proper drainage and utility easements. <br /> • Master Park and Recreation Plan <br /> The proposed plat lies in Park Service Area Number 3. The area's park needs <br /> are currently being served by Pinewood Golf Course. The Park Plan calls for <br /> the dedication of a neighborhood park in this area. <br /> There are no trails or sidewalks identified in the Park Plan to cross or go <br /> through this site.
