The purpose <br /> of the subdivision is to create two buildable lots for two proposed buildings; a <br /> multi-tenant building for investment purposes and a single tenant building <br /> proposed to be home to Track of the Wolf, a company which is relocating from <br /> Osseo and owned by an Elk River couple. This property was platted a number of <br /> years ago, however, park dedication fees were not collected at that time, as they <br /> • <br /> were not required. As this is now being subdivided, the City will pay park <br /> dedication fees for 4.3 acres at a rate of$2,000 per acre.
