The subdivision is being proposed in <br /> compliance with the newly adopted R3, Townhome District requirements. There is <br /> approximately five acres of common open space(usable)within the proposed development. <br /> Outlot B is proposed as a trail connection to Hillside City Park. A sidewalk on one side of <br /> the public streets is a requirement of the new ordinance standards. <br /> The Commission could request 4.1 acres of park or accept $219,030 (calculated at the <br /> current rate) in cash dedication. <br /> A "neighborhood" park on this site may not be necessary due to the presence of Hillside <br /> City Park. While over 6 miles of mountain bike trails have been constructed through the <br /> park, there is ample area (450'x 350') in the south half of the park to install playground <br /> equipment,etc. The addition of a picnic shelter would enhance not only the neighborhood <br /> experience but also that of the mountain bikers. An infusion of cash into the park <br /> dedication fund would help develop parks in other neighborhoods in the City. <br /> Recommendation <br /> Staff recommends that the Commission accept cash dedication for the preliminary plat of <br /> Trott Brook South. <br /> S:\PLANNING\MICHMC\PARKNREC\TrottBrookSouth Rev.doc <br />
