Memo to the Park and Recreation Commission/P 01-13 <br /> November 14,2001 <br /> Page 2 <br /> The net buildable area is 64.65 acres with another deduction of 5.54 acres since the <br /> exception is not included as part of the plat. This leaves a total area of 59.11 acres, ten <br /> percent of which is 5.9 acres. <br /> The applicant is proposing to dedicate 4.9 acres of land(Outlot A above water and Outlot <br /> B). A 50-foot trail easement along the north side of Lot 5, Block 3 is also proposed as an <br /> access to the north portion of the park area from 176th Court. Cash would fulfill the <br /> remainder of the dedication requirements. <br /> The remaining"link" between the two areas of land would be dependent on a future plat of <br /> the exception,granting of an easement from the Mitchells, or purchase of an easement by <br /> the City from the Mitchells. <br /> The alternative for park dedication would be to accept cash for 94 lots($138,180.00 at the <br /> current rate). <br /> Recommendation <br /> Staff requests that the Commission provide additional direction regarding park dedication <br /> for the preliminary plat of Park Pointe. <br /> • <br /> S:\PLANNING\MICHMC\PARKNREC\P01-13C.DOC <br />
