Staff conducted a thorough <br /> site plan review on July 8, 2014 and has the following comments: <br /> Utilities <br /> 1. Please provide drawings on how the proposed detached units are to be hooked up to the city <br /> sewer and water system and how existing systems will be abandoned,if applicable. <br /> 2. Impacts and costs associated with moving/abandoning existing sewer,water,gas, electric, <br /> phone, and cable lines will be the developer's responsibility and you should coordinate with <br /> the appropriate agency(s) as needed. <br /> Environmental <br /> 3. Please see the memo, dated July 9, 2014, from the Environmental Technician. <br /> Land use/Zoning <br /> 4. The zoning for the subject property is R-3 which has established lot sizes for single family <br /> homes. The proposed lot configurations for the fifth addition are not consistent with the R- <br /> 3 zoning. There are two options to resolve this issue. You can plat the fifth addition with <br /> three lots that meet the ordinance requirements or have the fifth and sixth additions rezoned <br /> to a Planned Unit Development. <br /> Staff supports the rezoning the PUD to accommodate the detached townhome housing style,but to <br /> do so, it is necessary to postpone Planning Commission action on the item until August 26th.
