The Contractor may satisfy these requirements through an umbrella policy. If any such <br /> insurance is due to expire during the construction period,the Contractor shall not permit the <br /> coverage to lapse and new certificates shall be furnished to Owner and CMHP. <br /> 4. Lien Waivers <br /> The Contractor shall protect,defend and indemnify Owner from any claims of unpaid work, <br /> labor,or material. Payment shall not be due until the Contractor has delivered to the Owner <br /> complete release of all liens arising out of the Contractor or receipt in full covering all labor <br /> and materials for which a lien could be filed, or a bond satisfactory to the Owner <br /> indemnifying him/her against any lien. <br /> S. Subcontractors and Assignments <br /> No subcontractor or assignment of this Contract shall be made without the written consent of <br /> the Owner and CMHP. Contractor shall furnish subcontractor lien waiver(s)upon payment. <br /> 6. Permits and Codes <br /> (a) The Contractor shall secure all necessary permits and licenses required to perform the <br /> work called for by this contract, and all such work shall be in compliance with all <br /> building code regulations and all ordinances whether or not covered by the specifications <br /> and drawings for the work. <br /> (b) The Contractor agrees to comply with all applicable local, state, and federal laws, <br /> regulations, ordinances, and policies. <br /> 7. Equal Employment Opportunity <br /> (a) The Contractor shall provide equal opportunity to all persons,without discrimination as <br /> to race,color, creed, religion, national origin, sex,marital status,age and status with <br /> regard to public assistance or disability. <br /> (b) To the extent feasible,the Contractor shall provide opportunities for training and <br /> employment to lower income residents of the area with a household income at or below <br /> 80%of the area median income as defined by HUD for the Minneapolis-St. Paul- <br /> Bloomington, MN-WI MSA, particularly residents of public or federally assisted <br /> housing. <br /> 8. Proceed to Work and Completion of Work <br /> Upon acceptance of this bid and submission of evidence of satisfactory insurance coverage, <br /> the work will be started within seven calendar days ONLY AFTER A NOTICE TO <br /> PROCEED ORDER is received by the Contractor.The contract shall be fully and <br /> satisfactorily completed within 90 working days of the Notice to Proceed Order date.A <br /> working day will be considered to be all days except Saturday, Sundays, and legal holidays. <br /> Any modification of the above shall be set forth in Article 14 below. <br />
