The proposed plat for Elk River Crossing 42 Addition includes platting Outlot A into 2 lots. <br />This final plat is slightly different than the approved preliminary plat of Elk River Crossing <br />3rd Addition. The preliminary plat had Outlot A being subdivided into 3 lots, not 2. The <br />proposed third lot was not possible because an existing drainage and utility easement could <br />not be vacated which made the lot unbuildable. As with the previous lots platted along Zane <br />Street, shared driveways will be required on these 2 lots. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the final plat for Elk River Crossing 4th <br />Addition with the following conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br /> <br />2. Shared access shall be required on the two lots. <br /> <br /> <br />
