Ms. McPherson <br />June 26, 2002 <br />Page Two <br /> <br />Limited access needs to be provided along all of the County Road 30 (Mississippi Road) <br />frontage except where Denver Street intersects County Road 30. <br /> <br />On Lot 19, Block 2, there is a need for a wider drainage and utility easement for the <br />swale shown on the grading plan. <br /> <br />There needs to be a wider drainage and utility easement on the rear of Lots 15, 16, 17, <br />Block I to accommodate the existing storm sewer pipe in this area. <br /> <br />There needs to be an easement provided in the rear of Lots 11 and 12, Block 2 to cover <br />the existing wetland/ponding area. <br /> <br />Additional drainage and utility easements will be needed for the watermain looping of the <br />two cul-de-sacs. <br /> <br />Outlot A is provided to meet the park dedication requirement. As discussed at the <br />Planning Commission and City Council meeting, there is a storm sewer leading to a <br />ponding area in the southwest corner of Outlot A. A drainage and utility easement <br />should cover these drainage improvements in Outlot A.
