Based upon our <br />review, we would offer the following comments: <br /> <br />4. <br /> <br />5. <br /> <br />6. <br /> <br />Limited access needs to be provided on the plat for the entire frontage with CSAH 1. <br />The preliminary grading plan and the proposed final plat show different boundaries for <br />the existing wetlands on the site. A proposed grading plan showed a slightly larger <br />wetland area than the final plat shows. Which of these two is correct, and why are they <br />different? If the preliminary grading plan is correct, the drainage and utility easement <br />that encompasses the existing wetland may need to be slightly larger. <br />A wider easement needs to be provided between Lots 28 and 29, Block 2, to <br />accommodate the proposed storm sewer line. <br />The drainage and utility easement over the proposed storm drainage pond needs to <br />cover the entire hundred year high-water elevation. <br />A wider easement needs to be provided between Lots 2 and 3, Block 2, and Lots 8 and <br />9, Block 2, to accommodate a proposed storm sewer line. <br />The drainage and utility easement on the rear of Lots 1 and 2, Block 2, needs to cover <br />the entire high-water level of the proposed pond. Based on scaling this distance from <br />the preliminary grading plan, it does not appear that there is sufficient easement shown <br />on the final plat in these areas. <br />-I'here are several areas where the proposed grading plan shows cross-lot drainage <br />which will require drainage and utility easements. Some of the lots in question are Lots 6 <br />and 7, Block 1; Lot 16, Block 2; and Lots 20 and 21, Block 2. There are also still issues <br />on the grading plan regarding lot drainage along lots lines which could require additional <br />or wider drainage and utility easements.
