A PUD shall be served by adequate <br />transportation, water, sanitary sewer and drainage <br />systems. <br /> <br /> vii. A PUD shall not adversely affect existing <br />or proposed parks, schools, streets or other public <br />facilities. <br /> <br />The Council should also take into consideration the existing conditions <br />within the area directly and indirectly affected by the proposal, the <br />conservation of property values, the use to which the property affected is <br />being devoted at the time and the relevant portions of the land use plan. <br /> <br />Approval of the rezoning request will include approval of the concept plan for <br />the PUD zoning district and approval of generalized land uses to be <br />permitted in the PUD zoning district. <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on November 24, 1998 no one <br />spoke at the public hearing. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission feel the applicant has met the criteria for <br />rezoning to PUD and recommends the City Council approve the attached <br />Ordinance No. 98- __ rezoning certain property to PUD based on the <br />following findings: <br /> <br />1. The proposed rezoning complies with the regulations set forth in Section <br /> 900.12(17). <br /> <br />2. The rezoning is consistent with the Comprehensive Land Use Plan <br /> designation of HC (Highway Commercial). <br /> <br />3. Times and conditions have changed to warrant the development of this <br /> property as a PUD. <br /> <br />4. The proposed PUD zoning is compatible with the adjacent zoning <br /> districts. <br /> <br />5.
