In addition, we have discussed <br /> with the developer the fact that the south pond in a back-to-back 100-year storm event <br /> would overtop 194th Avenue slightly. We have agreed that if the maintenance planned <br /> makes provisions for pumping from the south pond to proposed Holt Street, which runs <br /> to the east pond and outlets under TH 169, that would be an acceptable remedy in an <br /> overtopping situation. <br />· Storm sewer calculations for the internal piping system need to be submitted and <br /> reviewed and approved with the final construction plans: <br /> <br />C. Preliminary Utility Plan <br /> <br />· The sanitary sewer layout for the proposed project is acceptable. The sanitary sewer <br /> layout proposes to bring sanitary sewer from near the intersection of Holt Street and <br /> 193rd Avenue north along Holt Street into the development. <br />· The proposed water system would connect to the existing water system in the same <br /> location, be routed up to the development, extended throughout and extended under <br /> TH 169 to the existing water system on the east side of the highway. <br />· Watermain should be looped on the west side of the proposed building on Lot 1, Block <br /> 2. This watermain loop needs to go from the watermain in the proposed Holt Street to <br /> the proposed hydrant near the southwest corner of the building. <br />· The hydrant near the southwest corner of the building in Lot 1 needs to be moved to <br /> the island immediately to the south. The hydrant along proposed Holt Street at about <br /> 10+00 needs to be moved internally to the island at the southeast corner of the building <br /> in Lot 1, Block 2. The hydrant along proposed Holt Street at approximately 12+50 can <br /> be eliminated. <br />· This property has not been previously assessed for trunk sanitary sewer and water <br /> service. Therefore, the site should be assessed at the 2004 rate for trunk sanitary <br /> sewer and water. <br /> <br />D. Street Construction <br /> <br />· The proposed Holt Street is 44 feet wide, urban section, with barrier concrete curb and <br /> gutter. The street provides for one through lane in each direction. In addition, there <br /> will be a series of left turn movements provided by painted symbols for the various <br /> entrances into the development. Right turns into the development will be combined <br /> with southbound through movements as is typical in other commercial areas. <br />· Holt Street from 193rd Avenue to 194th Avenue just south of the development will be <br />torn up for the extension of sanitary sewer and water. It should be reconstructed to the <br />City standard section using a urban design with barrier concrete curb and gutter. <br />· Sidewalk is proposed along the west side of Holt Street internal to the development. <br /> The sidewalk should cross to the east side near the intersection of 194h Avenue NW <br /> and continue down to connect with the existing sidewalk adjacent to the strip mall at <br /> the intersection of Jackson Road and Holt Street. <br /> <br />Ltr-012104-McPherson <br /> <br />Howard R, Green Company <br /> CONSULTING ENGINEERS <br /> <br /> <br />
