City of Elk River Lot Split Subdivision Narrative <br /> Dear Council Members, <br /> I Chad Johnson, Managing Director of CPE Exchange 26404, LLC, request the minor <br /> subdivision of my property at 17823 Industrial Circle NW, Elk River, MN 55330. <br /> The existing parcel [ID No: 75-659-0210 ] is 4.12 Acres and is currently zoned BP: <br /> Business Park. Current use of the parcel is manufacturing and conforms to current zoning <br /> regulations. <br /> The minor subdivision proposed splits the existing parcel into two parcels, A and B, each <br /> conforming to required size and set back requirements as outlined by the City. No <br /> structures will be removed and no variance is required for this subdivision. <br /> Parcel A will be 2.55 acres in size and will continue its current use as manufacturing. <br /> Parcel B will be 1.57 acres in size and is intended to be sold to Spectrun High School [ID <br /> No: 75-659-0115] located at 17796 Industrial Circle NW, Elk River, MN 55330 and <br /> directly southwest of Parcel B. (Please see attached Map). Spectrum High School has <br /> indicated the need for additional land for either parking or for recreational use and <br /> understands that such use would require Council approval for a conditional use within the <br /> current zoning district.
