The property contains a manufacturing facility and has been in operation for a number of years. <br /> Improvements are concentrated on the northern 2/3 Td of the lot. <br /> The applicant is requesting to split the lot into two.The north 2.55 acre parcel contains the existing <br /> manufacturing facility and will continue to operate as such. The south 1.57 acre parcel is currently vacant <br /> and the applicant intends to sell the lot to Spectrum High School for potential use as a parking lot or <br /> athletic field. If so,this lot will need to be combined with the common lot surrounding the proposed <br /> Spectrum 6"'grade addition,to be considered by the Council in March.(CU 14-07). <br /> If a CUP is not approved,the applicant intends to market the lot as vacant land for industrial <br /> development. <br /> Access <br /> An easement along the east property line provides access to both lots from the east. The existing parcel <br /> has a driveway on Industrial Circle for access. The new lot will use this same driveway for access from the <br /> west via a new ingress/egress easement. The property owner is responsible for maintenance of this <br /> easement in perpetuity. <br /> Park Dedication <br /> Park dedication is not required for the lot split per Sec. 30-327 (d). Park dedication in industrial areas is <br /> based upon acreage. The proposed lot split does not increase the platted area, so it does not trigger <br /> additional park dedication. <br /> Utilities <br /> City sewer and water is available, but a new service is necessary to serve the new lot. The city engineer <br /> shall approve the connection plans prior to construction.
