This report will include the first four items; the <br /> easement vacation and variance will be covered in separate reports. <br /> The land use amendment and zone change affect 1.43 acres that is currently platted as Outlot A,Leon <br /> Lefebvre Addition. It is a remnant parcel that will be incorporated into four future commercial lots. <br /> The preliminary plat for Jabez includes one 17.73 acre lot for the Elk River Ford dealership and 2 outlots <br /> that will be platted into four future commercial lots. <br /> The conditional use permit is for a 52,000 sq. ft. addition to the dealership, expanded parking lot and a <br /> freestanding carwash/detail center. <br /> Discussion <br /> At the Planning Commission meeting the following were the key points of discussion: <br /> Land Use Amendment <br /> • The Commission unanimously agreed that the land use designation should be changed to HB. <br /> Zone Change <br /> • The Commission unanimously agreed that the zoning should be changed to C3 <br /> C:\Users\jbarnhart\Desktop\Park dedication issue 2014\P06-06 Staff report to CC 4-17.doc <br />
