Information has been attached to <br /> this memo to provide a basis for the discussion. <br /> Background Information <br /> Hoisington Koegler Group, Inc prepared, by traffic analysis zones, information about the <br /> land composition for the entire city for the transportation plan. We have utilized this <br /> information to do an analysis of the land north of 33. The total land area north of County <br /> Road 33 is 9,218 acres. Of that, 4,063 acres are vacant and developable (i.e.,minus wetlands, <br /> easements, and right-of-way) and do not include the mining area between the railroad grade <br /> and Highway 169,the landfill nor the area south of the landfill. The percentage of vacant <br /> developable land is 44 percent. <br /> To further determine the impact of a change in density from 10-acre lot minimums to 2 '/- <br /> acre density, staff utilizing the Sherburne County plat book, identified the parcels eligible for <br /> • <br />
