Memo to Park&Rec Commission/West Oaks <br /> May 14,2003 <br /> Page 2 <br /> Typically,the City requires 10 percent land dedication, 100% cash dedication, or a <br /> combination thereof. Ten percent of the area proposed to be developed is 3.45 acres (34.47 <br /> acres x 10%). As it is the City's policy to provide no credit for areas within wetlands or <br /> easements,the total area eligible for dedication is 1.91 acres (2.27 acres minus .36 acres of <br /> wetland). This area is 55% of the possible land dedication. In order to calculate cash <br /> dedication for the proposed project, staff calculated the total number of units times the per <br /> unit cash dedication requirement (137 x$1,615), for a total of$221,255.00. Subtracting 55% <br /> leaves a total cash dedication of$99,551.25. <br /> The land proposed to be dedicated is both open and treed. There is a small low but dry area <br /> within the center of the park which can be utilized for an active play area. There is adequate <br /> space as noted on the attached drawing for a playground structure and an active play area. <br /> Recommendation <br /> If the Commission finds the proposed park area suitable, staff recommends that the <br /> Commission accept the following for park dedication for the preliminary plat of West Oaks: <br /> 1. Land dedication of 2.27 acres with.36 acres deducted for wetland area,leaving a total <br /> land area eligible for credit at 1.91 acres. <br /> 2.
