Draft Land Use Plan-March 27, 2003 <br /> Cargill Property <br /> Cargill Property Area Overview <br /> Lands that are owned by Cargill Corporation are given their own land use pattern. These lands <br /> are currently being used for agricultural purposes. The current intent of Cargill is to continue <br /> using the lands in this manner. An agreement between the City and Cargill,prevents the City <br /> from assessing Cargill for infrastructure improvements. This agreement restricts the extension of <br /> urban services to the southeast area of the City north of Highway 10. <br /> Cargill Property Land Use Objectives <br /> The planning process has led to the following objectives for the Cargill Property: <br /> • Prevent encroachment of uses that are not compatible with the agricultural use. <br /> • Limit non-agricultural uses from occurring on the site until the capacity to service the <br /> area with municipal sewer and water is known. <br /> Proposed Cargill Land Use Designation <br /> The land use plan seeks to create a"holding zone" for the Cargill Property that enables Cargill to <br /> continue using the property for agricultural related uses until such time it desires to develop the <br /> site. If or when Cargill should decide to develop the site, a land use plan amendment would be <br /> necessary to ensure development objectives are consistent with the City's overall vision. <br /> 15 <br />
