The subject property is located north of County <br /> Road 33 and totals 66 acres. Located on the property is a single-family dwelling unit and <br /> several out buildings. The subject property is comprised of several wetland complexes,the <br /> floodplain of the Trott Brook, and a ridgeline,which will be utilized for the development of <br /> single-family homes. <br /> The current proposal is to subdivide the property into 6 lots; one for the existing home, and <br /> five additional lots for development purposes. Lot 2, Block 2,is a significantly large parcel. <br /> The applicant has submitted a "ghost plat" for this lot showing how additional lots could be <br /> created through a future subdivision if the zoning requirements north of County Road 33 are <br /> changed to allow 2 t acre lots. <br /> While the subject parcel is located within an area-wide community park circle, due to the <br /> site's location and topographic and environmental conditions, staff is recommending that the <br /> Commission consider park dedication in the form of cash. Five lots would be eligible for <br /> cash dedication. <br />
