After the administrative subdivision <br />and lot line adjustment, the applicants property will be roughly 2.59 acres <br />and all the lots will conform with the 2.5 acre minimum lot size in the Rla <br />zone. The applicants home presently sits in the proposed lot D, and the <br />remainder of the two lots are wooded. <br /> <br />Street Right-of-Way <br /> <br />The Proposed new lot, E, shows a 33 foot road easement along the west <br />property line for Ogden Street NW. Sherburne County could not find record <br />of the easement. The City will require the easement be granted to the City <br />prior to deeded to the City prior to recording the administrative subdivision. <br /> <br />Drainage and Utilit~ Easements <br /> <br />Neither of the new lots, E or D show drainage and utility easements. The <br />City requires that 10 foot drainage and utility easements be placed along the <br />front and rear property lines, and 5 foot along the side property lines and be <br />granted to the City prior to recording the administrative subdivision. <br /> <br />Septic <br /> <br />The lots are in the Rla zone and have no sewer or water service. The newly <br />created lots will be required to have a well and septic. <br /> <br />Park and Recreation Commission Recommendation <br /> <br />On November 18th, Staff will be recommending that the Park and Recreation <br />Commission recommend a cash dedication in lieu of land to satisfy the park <br />dedication requirements for the one new lot being created. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request by Del and <br />Sandi Bauers for and an Administrative Subdivision to subdivide a 5.85 acre <br />parcel into a 2.73 acre lot and a 3.10 acres lot with the following conditions: <br /> <br />1. THAT THE PROPOSED 33 FOOT OGDEN ROAD EASEMENT BE GRANTED TO <br /> THE CITY PRIOR TO RECORDING THE ADMINISTRATIVE SUBDIVISION. <br /> <br />THAT FIVE FOOT DRAINAGE AND UTILITY EASEMENTS BE GRANTED TO <br />THE CITY ALONG THE SIDE PROPERTY LINES AND TEN ALONG THE <br />FRONT AND REAR PROPERTY LINES OF THE PROPOSED PARCELS. <br /> <br />f:\shrdoc\planning\stevewen\ccmmo\as98-8cc.doc <br /> <br /> <br />
