The land <br /> parcel is zoned PUD. <br /> As a brief introduction to the project, Noodles and Company is in lease negotiations to occupy <br /> approximately 2450SF end cap of an 8031 SF pad building located in the Elk River Crossing shopping <br /> center. The existing site at Elk River Crossing is a multi-tenant building that is also home to a UPS store, <br /> and an Aveda salon. This pad building is situated on a 2 acre parcel that contains 70 parking spaces. <br /> [Restaurants are parked at 1 space per 4 seats +5 spaces, which(with 56 interior seats)would require 14 <br /> +4 or 18 parking spaces. Outside seating, estimated at 30, would be seasonal. Parking for the remaining <br /> uses are calculated at 5 spaces per 1000GFA; which at 5581 SF remaining, would require 28 spaces. The <br /> resulting total for the pad building would be 46 total parks.] <br /> Noodles and Company is a family friendly, casual dining restaurant offering a variety of noodles dishes <br /> from around the world,cooked to order and made with fresh ingredients to meet every taste. In addition to <br /> the pasta selections available, fresh soups, salads and rolls are available, along with selections of juices, <br /> soft drinks, bottled beer and wine. Orders are taken at the customer counter, and food is then served to <br /> customers seated at their tables on ceramic dishes and flatware. Tables are bussed by Noodles employees. <br /> Patio,or outside seating,is also available,with the same services available for those customers as well. <br /> Noodles and Company typical operating hours are 11AM - 9PM Sunday through Thursday, and 11AM - <br /> 10PM Friday and Saturday. Employees number approximately 8-10 per shift,as needed. <br /> Noodles is proposing no changes to the architectural appearance of the building with the exception of <br /> replacing signage and existing awnings with Noodles signature colors and designs; please refer to the <br /> enclosed attachments for sizes, materials and placement.
