The proposed drive-thru lane has enough stacking room for eight standard cars before it would impede <br /> site circulation. <br /> The drive-thru lane appears to have enough room to allow a 19' foot long vehicle pulling a 23' foot long <br /> trailer. A larger pickup truck pulling a camper might not be able to navigate through the lane. Staff <br /> recommends that some informational signage be posted indicating to motorists what vehicles will not <br /> make it through the lane. <br /> Landscaping <br /> The internal island of the drive-thru lane will utilize transplanted plants from the site and two new trees <br /> and other planting are also being introduced in the island and around the area. The applicant will be <br /> required to replace any woodbine ivy plantings along the fence removed during the construction. <br /> The trash enclosure is proposed to be concrete masonry units with a brick veneer to match the building. <br /> The gate shall be metal framed with wood slats. <br /> A concrete slab located in the island where the video drop box used to be should be removed and <br /> replaced with landscaping consistent with what is already in place. <br /> Signage <br /> There is an existing freestanding sign on site. They are proposing one menu board, on directional sign, <br /> and one clearance bar. Again staff recommends that some information signage be posted for what can or <br /> cannot make it through the lane. <br /> Utilities <br /> An electrical transformer will need to be relocated to allow for the project to be completed. The <br /> applicant/owner will be required to pay 100% of Elk River Municipal Utilities costs to relocate the <br /> transformer. They will also need to hire an electrician to relocate/extend the secondary underground <br /> electric service entrance and conduit, consistent with applicable codes. <br /> Storm-water <br /> No issues were raised regarding the drainage plan or storm water calculations, although no water may <br /> drain to the MnDOT ROW.
