Currently, auto repair <br />shops and car sales are a conditional use in the C3 zone. <br /> <br />Site Plan Review <br /> <br />The proposed addition encroaches on the existing drainfield, however, the <br />drainfield is dismantled and the site uses a septic tank which is pumped. <br /> <br />The new service entrance shows a concrete curb and gutter on the east side. <br />A similar treatment should be made on the west side of the entrance and <br />connect up to a bituminous curb existing along the south side of the parking <br />lot. <br /> <br />The circular display platforms appear to displace the existing Ford Chrysler <br />signs with no other locations for signs shown. <br /> <br />The existing light poles in the new pavement on the southeast portion of the <br />site are to be removed. <br /> <br />LandscaDin~ <br /> <br />The provide landscape plan is deficient in the number of required trees. The <br />expansion of the building is on parcel B with a landscape requirement of 21 <br />overstory trees, 11 ornamental and 11 conifers. At least 50% of the overstory <br />and ornamental trees need to be comprised of more than one species. <br />Landscaped areas shall have underground irrigation. Landscaped areas <br />cannot be used for parking of vehicles or the storage or display of materials or <br />merchandise. The required trees can be distributed on parcels C and D. <br /> <br />The parking in Parcels B and C are grandfathered noncomforming with a 5 <br />foot setbacks. The changes are not significant enough to warrant changing <br />these existing conditions. <br /> <br />The applicant will be working with staff to fulfill the landscape requirements <br />and will submit a landscape plan for staff to review prior to any installation. <br /> <br />Site Access <br /> <br />The existing Highway 10 entrance can be dangerous for crossing traffic. The <br />Highway 10 and 1718t intersection is planned to be a controlled intersection <br />in the future.
