Drainage/Septic Design <br /> • Outlot B contains the clustered system location, a storm water pond with a flared <br /> end section conveying storm drainage which ends 150 feet away from the storm <br /> water pond,together with the pavilion and playground open space area. We <br /> question whether these three uses are compatible in the same area. Sheet 3 of 4 <br /> shows the playground area being less than 100 feet from the major components of <br /> the clustered septic system. Also,the secondary septic site extends down to the <br /> boundary of the wetland delineation and is on severe slopes with over 22 feet of fall <br /> across the 200-foot site. We would recommend that re-design of the development <br /> layout is necessary to re-evaluate the siting of these uses. <br /> • The storm drainage calculations submitted appear to be adequate for the proposed <br /> development. There are some minor issues which need to be worked out regarding <br /> the pond outlets and side slopes. <br /> • We have indicated to the developer that a committee of staff is working on review of <br /> clustered septic system designs. This is a result of the first several cluster systems <br /> and analyzing problems that have arisen and designs that work well.
