Following is a tabulation of the housing types in River Park: <br /> TYPE NUMBER <br /> University Single Family 228 <br /> Homestead Single Family 150 <br /> Village Townhomes 170 <br /> Lodges Townhomes 156 <br /> TOTAL 704 <br /> E. Planned Unit Development <br /> River Park is designed to enhance the community by providing a wide <br /> range of housing options while preserving and utilizing the natural <br /> amenities within and around the site. In accomplishing this goal the <br /> development team first identified the sites natural features and then <br /> incorporated a housing plan that integrated around the wetlands, trees <br /> and topography. As a community vision, the site incorporated space for a <br /> city fire station, public right-of-way for the realignment of County Road 40 <br /> and a vast public trail and park system. <br /> The site is located within the Medium Density land use category. The goal <br /> for this land use category is to provide a mixture of housing types with an <br /> overall density of 3-4 units per acre. The proposed plan has an over-all <br /> density of 3.2 units per acre. The vision of this site is shared within the <br /> benefits and site design standards of the city's Land Use Plan and the <br /> Planned Unit Development (PUD) ordinance. <br /> (b) Standards. <br /> (1) Land will be zoned into the PUD zoning district only upon <br /> approval of a concept plan for the PUD, pursuant to the <br /> procedure set forth in this section. A PUD will be authorized on <br /> land in a PUD zoning district only upon issuance of a conditional <br /> use permit, pursuant to the procedure set forth in this section. <br /> (2) The uses allowed in a PUD shall be limited to land uses <br /> consistent with the city's comprehensive plan and land use map, <br /> and to those uses identified in the concept plan for the PUD <br /> zoning district and the conditional use permit for the PUD. <br /> (3) The area of land to be included in a PUD shall be in <br /> uniform control of the applicant. <br /> (4) A PUD shall be designed to form a desirable unified <br /> environment within its proposed boundaries, including uniform <br /> design elements, landscaping, lighting and signage. <br /> (5) A PUD shall not cause undesirable impacts on adjacent <br /> lands and land uses.
