Planning Commission Minutes Page 2 <br /> September 10,2013 <br /> 5.2 Request by Marilyn VanPatten for Conditional Use Permit for PUD • <br /> (Heritage Maples), Case No. CU 13-I I — Public Hearing <br /> The staff report was presented by Zach Carlton. Mr. Carlton stated that additional <br /> information is needed before action can be taken on this item. Staff recommended <br /> the Planning Commission continue the item until the requested information is <br /> submitted and a public hearing will be re-advertised at that time. <br /> Commissioner Jeremy Johnson asked why only 15 parking stalls are shown on the <br /> plan. Mr. Carlton explained that since this will be a care facility, the parking will be <br /> used by staff and visitors and meets the city's requirements. <br /> Chair Anderson asked if there would be an issue with continuing the item,in regards <br /> to the 60-day rule. Mr. Leeseberg stated that Mr. Barnhart is aware of the <br /> requirement and did not express any concern with the dates. <br /> Chair Anderson opened the public hearing. He asked if the applicant objected to <br /> continuing the item. <br /> Marilyn VanPatten, 10451 175`h Ave NW, applicant, stated she did not have an issue <br /> with continuing the items. Ms.VanPatten explained that she became involved in the <br /> project because of the need for memory care facilities. She stated that Guardian <br /> Angels has closed their facility and other facilities have 20—30 people on their <br /> waiting lists. <br /> Motion by Commissioner Konietzko and seconded by Commissioner <br /> Westberg to continue action on the Heritage Maples project pending <br /> resolution of the items outlined in the staff comment letter dated August 12, <br /> 2013 , and the following additional comments based on the review of the <br /> revised plan, and to re-advertise the public hearing when the information is <br /> received by staff: <br /> 1. A site plan for the PUD, including location, size and use of all lots, <br /> buildings,parking areas,ponding,parks and open space <br /> 2. Building elevations illustrating uniform design elements, building <br /> materials and color schemes. <br /> 3. A plan for the installation of on-site public improvements (including <br /> utilities, streets, etc.) necessary to serve the PUD. <br /> 4. A unified Landscape Plan including berms, screening, and landscaping <br /> materials. <br /> Motion carried 6-0. <br /> 5.3 Request by Keith Steiss for a Conditional Use Permit for Auto Sales in <br /> the C-3 Zoning District, Case NO. CU 13-10 — Public Hearing <br />
