_,1k River
Municipal Utilities
13069 Orono Parkway phone: 763.441.2020
Elk River, MN 55330 Fax:763.4418099
April 27, 2004
To: Elk River Municipal Utilities Commission
Jerry Takle
James Tralle
John Dietz
From: Bryan Adams
Subject: Eastern Elk River Proposed Development
The enclosed marked-up City map reflects the proposed eastern area Elk River
development. The colored drawing reflects the proposed developments within this area.
They are:
a) Trott Brook Farm development South West quadrant-under development
b) Pin Tail Development South East quadrant
c) Trout Brook Estates North West quadrant
d) Orrin Thompson River Park North East quadrant
These three new proposed developments represent approximately 1800 new residences.
The Holzem property proposed project east of Co. Rd. 40 is not shown, for lack of a
conceptual plan. These developments represent the potential need for three additional
wells. This commission has given previous approval to purchase property for these
potential well sites. At this meeting, I would like to discuss our property purchase
options. Well #11 would be a peaking well with treatment at well and treatment plant#7.
Well #12 would be a well and treatment facility. Well #13 could either be constructed in
the southeast section of Pin Tail Development or at the new tower site.
Although there is going to be some changes in the above referenced proposed
developments, these developments will conclude the eastern Elk River water system
expansion. The other major areas of water distribution expansion is south along Highway
10, and possibly Highway 169 & County Road 33. When we revise our Springstad Cash
Flow Study, we will need to reduce our revenue from WAC fees starting in possibly the
2010 time frame which reflects the reduced growth in the water system in the latter years.
Cc: Terry Maurer
Michelle McPherson
