Chair Ropp called the meeting to order at 6:30 p.m. <br /> 2. Relocation of ABRA Presented by Ron Fiscus <br /> Ivlr. Ron Fiscus of PlanScape Partners,representing ABRA Auto Body,reviewed the issues <br /> relating to ABRA relocating to Mulvaney Point. Mr. Fiscus reviewed the evolution of <br /> ABRA's corporate image and why they feel it is appropriate for them to locate in the <br /> Business Park district. Mr. Fiscus provided and overview regarding the two options to allow <br /> ABRA to relocate to Mulvaney Point. They include a text amendment to the Business Park <br /> District standards, or a zone change from Business Park to Ti ht Industrial. <br /> Commissioner Anderson asked what the size of the parcel was. Mr. Fiscus stated three <br /> acres. Commissioner Pederson asked where the access to the site would be. It was noted <br /> that access to the site would be from 3ra Street. Commissioner Pederson also asked if the <br /> design of the building was similar to the Ham Lake facility. Mr. Fiscus indicated yes. Chair <br /> Ropp asked what the size of the building was. The response was 18,000 square feet. <br /> Commissioner Anderson asked why the other sites that were offered were not selected. Mr. <br /> Fiscus indicated that they were not within close proximity to the existing ABRA facility and <br /> that the price of the other sites was exorbitant. <br /> The Commission then discussed the pros and cons of both alternatives and felt that a <br /> tightly-written text amendment would be the most appropriate choice in order to allow <br /> ABRA to relocate within this area. <br /> 3. TML Land Holdings—Quanrud Property <br /> The Commission heard a presentation by Hakanson-Anderson regarding a residential <br /> subdivision south of County Road 12 and west of Kliever Lake Fields which would <br /> subdivide 14 acres into 28 single family home sites. One access from County Road 12 has <br /> been proposed. The engineer noted that three of the lots would potentially not meet the lot <br /> depth requirements of the Rlc District. <br /> The issue of access from the County Road was discussed. It was noted that the County is <br /> responsible for regulating access onto their facility and if the County were to allow the access <br /> point, the City would not prohibit the access and in fact would encourage it, as without the <br /> access to County Road 12, there is an extremely long cul-de-sac and no secondary access for <br /> emergency vehicle purposes to the subdivision. <br />
