Call Meeting To Order <br /> Pursuant to due call and notice thereof, the meeting of the Elk River Planning Commission <br /> was called to order at 7:05 p.m. by Vice Chair Westberg. <br /> 2. Consider 8/13/13 Planning Commission Agenda <br /> MOVED BY COMMISSIONER ERIC JOHNSON AND SECONDED BY <br /> COMMISSIONER WESTBERG TO APPROVE THE AUGUST 13,2013. <br /> MOTION CARRIED 7-0. <br /> 4.1 Request by Preferred Powder Coating for Site Plan Review. 10846 170th Ct. NW <br /> The staff report was presented by Jeremy Barnhart. Mr.Barnhart reviewed the proposed <br /> building design details. He stated that the Planning Commission is asked to review the <br /> variation in design, specifically, the east elevation facing Twin Lakes Road. <br /> Commissioner Westberg asked if a future expansion would be impeded by the gas pipeline. <br /> Mr.Barnhart explained that an expansion would likely be a separate building as an accessory <br /> strcture. Commissioner Westberg asked if approval of the variation from the business park <br /> design standards would set a precedent. Mr. Barnhart stated that there could be that <br /> potential,but each decision is unique. He stated that in this instance, the city is getting what <br /> they expected and meets the intent of the design standards. <br /> Chair Anderson concurred that each site is different. He stated that the large size of the <br /> parcel and the 480—580 ft. setback Twin Lakes Road made this site unique. Chair <br /> Anderson stated that he felt the overhead doors and other features provide sufficient breaks <br /> in the elevation. <br /> Commissioner Keller stated that it did not make sense to require a mix of materials/finishes, <br /> since they would not even be visible at such a distance (from Twin Lakes Road). <br />
