Horton has requested a Rezoning from Rlc to PUD, Conditional Use Permit for Site Plan <br />Approval and Preliminary Plat Approval in connection with the development of the Marshes of <br />Trott Brook Farms. This would be phase 9 of the original overall Trott Brook Farms PUD. The <br />original PUD included single-falnily homes and a cluster of town homes similar to those being <br />already developed in the Trott Brook Farms neighborhoods. The Marshes will offer the <br />Traditions Townhome, which is a new row townhome product. The amendment to the Trott <br />Brook Farms PUD would include the change in unit type, increase overall units from 615 to 631 <br />(including 10 on the highway renmant parcel), and revise a portion of the remaining single <br />family neighborhood. <br /> <br />The existing Approved PUD is for the development of 615 residential units (349 S/F, 118 Coach <br />and 148 Villa). The request is to develop 631 residential units with a slightly different mix (337 <br />S/F, 105 Coach, 108 Villa and 81 Traditional Row). While a total of 16 additional residential <br />units are being requested, only 6 are located within the original PUD area. The remaining 10 <br />residential units are located on the highway remnant parcel. <br /> <br />DEVELOPMENT CONCEPT <br /> <br />The Marshes neighborhood and adjacent single hmily area is being redesigned in response to <br />site conditions, the projected market need for townhomes in the Elk River community, the desire <br />for the City to obtain Outlot K for additional park lands and the Planning Commission <br />recommendation on April 23, 2002. <br /> <br /> <br />
